Welcome to

Pleasant Hill, CA

I've lived in Pleasant Hill for 2.5 years, and I'll be honest — I didn't fully expect to love it as much as I do. Pleasant Hill is the kind of neighborhood that people move to for practical reasons (location, safety, value relative to Walnut Creek) and stay for much deeper ones. The community is genuinely tight-knit. The neighborhood is quiet without being boring. And once you settle in, it really does become hard to imagine living anywhere else. People come here to plant roots — to start families, raise kids, and build a life somewhere that actually feels stable. And the market reflects that. This isn't a neighborhood of constant turnover. When people buy here, they tend to stay.

The Market Right Now

As of spring 2026, Pleasant Hill is holding strong:

  • Median home value: ~$1,005,000
  • Average days to pending: ~13 days
  • Market feel: Competitive — well-priced homes move fast
  • Who's buying: First-time buyers priced out of Walnut Creek, move-up buyers from Concord, and relocating families who find Pleasant Hill and never look back

Yes, it's priced up there. But for a neighborhood this safe, this livable, and this community-driven — most people who buy here will tell you it was worth it.

Food, Coffee & Things to Do

This is where Pleasant Hill really delivers. There's way more going on than people expect.

Coffee

  • Rooted Coffee Co. — a local favorite, great vibe
  • Gratitude Coffee — cozy spot just over in Concord, good for working or catching up
  • Humbly Caffeinated — a beloved pop-up that rotates around, most often found over in Concord
  • Tous Les Jours — Korean bakery café, absolutely worth it

Food

  • Crumbs — local spot, always a good call
  • The Hangout — exactly what it sounds like, great energy
  • Los Gallos — the Pleasant Hill location is the move for Mexican food
  • Dal Dal — solid and underrated
  • And if you're willing to drive 15 minutes to Moraga, Ristorante Amoroma is my personal favorite Italian spot in the whole area

Shopping & Entertainment

  • The Veranda (Concord) — outdoor shopping center with restaurants and a great mix of shops. Easy drive and worth it for a night out.
  • Sun Valley Mall (Concord) — your everyday shopping needs, right next door
  • Downtown Pleasant Hill — walkable, local feel, worth exploring
  • Quick drive to Downtown Walnut Creek and Concord for even more options

Community Events

  • Pleasant Hill Farmers Market — every Saturday, 9am–1pm. Fresh produce, local vendors, the whole thing. It's genuinely one of the best parts of living here.
  • Pleasant Hill Night Market — first and third Fridays, May through November. Food, vendors, live energy. If you haven't been, add it to your list.

Getting Around

Highway 680 and 242 run right through, making it easy to get to Walnut Creek, Concord, or jump on 24 toward Oakland and the broader Bay. Pleasant Hill BART station connects you to the rest of the region without touching the freeway.

Schools

Pleasant Hill is served by the Mount Diablo Unified School District. College Park High School is well-known in the area, and Diablo Valley College (DVC) is right here in Pleasant Hill — one of the best community colleges in the East Bay and a major feeder to UC and Cal State schools. For specific school ratings and boundaries, I always recommend checking GreatSchools.org or reaching out directly — every family's priorities are different and I want to make sure you get accurate, current info.

Who Lives Here

Families who did their research. Professionals who wanted space without sacrificing location. People who've been here 20 years and have zero plans to leave. Pleasant Hill attracts the kind of residents who are serious about where they put down roots — and that community energy shows up in the neighborhood itself.

It's safe, it's real, and it has more personality than people give it credit for.

Thinking About Buying or Selling in Pleasant Hill?

I live here and I know this market. Whether you want to know what your home is worth, where to find the best value as a buyer, or just want a real conversation about the market — I'm easy to reach.
